Additional guests/pets who stay during this rental charge shall incur a $50 additional tenant charge.  We have 1 queen bed and a full size futon couch in the living room.  

Thank you for your rental deposit. Should you fail to utilize this confirmed reservation, Napa Valley Casa (Country Cottage) retains all funds received, other than security deposit, as liquidated damages unless the cottage is re-rented at the same rate for the same time period.    There are no exceptions for weather or travel difficulties.

Cancellation Policy:  If the tenant cancels more than 60 days, (for weekly rentals),  prior to the commencement of the rental period, All of the deposit is  returned minus a $75.00 processing fee for weekly rentals.     Cancellation less than  60 days before the rental period commences: the refund is not refundable, unless we are able to re-rent the unit.  If able to re-rent there is a $300 web master/administration fee plus any advertising costs. 

Cancellation for Monthly rentals:  Tenant must cancel 90 days prior to commencement of rental period, to obtain a refund.  Refund will be all monies sent in, minus the $300 web master/administration fee.  Cancellation less than  90 days before the rental period commences: the refund is not refundable, unless we are able to re-rent the unit.  If able to re-rent there is a $300 web master/administration fee plus any advertising costs.     A holiday cancellation insurance is therefore recommended.   

We have a stringent cancellation policy because we only have one cottage to rent, and most people rent a vacation rental well in advance. We recommend vacation insurance.

The full amount of the rent, tax, and deposit is due 1 month  prior to date of occupancy.

Linens:   We provide sheets, blankets and down comforter freshly laundered and on the bed.   Each person is given one towel, hand towel and wash cloth.  Additional sheets and towels are provided at the following fees for laundry and maintenance.   Towel set  $15 each, additional sheets $15.   Blankets provided at no charge.

Security Deposit    $250 which includes the $50 cleaning fee which is deducted from the deposit.  

If the home for some reason is uninhabitable, you will be given a written notice of same by the landlord and will be refunded, the daily prorated rate that you paid to rent the cottage.  If the only other housing available is more costly, you will need to pay the difference.

Because we give such deep discounts for the monthly rent, we charge a 3% fee for visa charges for monthly rentals.

The security deposit is fully refundable within fourteen days of termination of occupancy provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met.    Furniture is to be returned to he same position as when first occupied. 

There is a $50 charge for each hour, or fraction thereof that vacationer stays after the contracted departure time.  We have someone arriving on your departure day and this leaves our maid very limited time to clean and do laundry.

Applicant is  liable for all replacements and repairs needed to attain the same condition as when occupancy commenced other than normal cleaning and laundry of linens which should take only three hours. We charge $15 per hour after three hours.  Oven cleaning is not included in the normal cleaning and the maid charges $25 to clean the oven.

Applicant is aware that no  smoking or loud parties are allowed and that there are two designated parking spaces.   

Utilities The landlord will provide water, electric, trash removal and local telephone usage. Lessee is responsible for all long distance calls made during tenancy.  Long distance is charged at $.05 per minute. 

Heat is paid by the tenant.   Tenant agrees to a flat charge of $50 per month, or tenant agrees to pay for the amount of propane used. 

VIOLATION OF THIS PROVISION SUBJECTS LESSEE TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LANDLORD BECAUSE THIS LEASE IS A SHORT TERM VACATION RENTAL AND TENANTS BOOK THESE WELL IN ADVANCE.
